FY-300 · How We Build
Designing the Front of the House
D-01 · Curb Appeal
The First Thing Anyone Sees
The front yard is the only part of your home every neighbour, guest and buyer looks at. We design it as the introduction to the house, not as the leftover strip around the driveway.
D-02 · Water & Planting
A Front Yard That Drinks Less
Low water planting is the standard in San Diego now, not the compromise. Native and Mediterranean plants, decorative gravel, permeable surfaces and efficient irrigation give you a front yard that looks intentional on a real water budget.
D-03 · Arrival & Safety
Built for Arrival, Day and Night
Cars, deliveries and people all arrive through the same twenty feet. Driveway width, step height, path grade and lighting get designed together so the approach works when your hands are full and the sun is down.

What a Front Yard Remodel Costs
Every yard prices differently. These are the six things that move the number most.
Size & Scope
One element or the whole elevation. Square footage of hard surface drives most of the cost.
Materials
Poured concrete, pavers, natural stone and turf sit at different price points and different lifespans.
Driveway Work
Demolition, base depth and load rating. A driveway is the most engineered surface on the lot.
Site Conditions
Slope, drainage, soil, tree roots and what is buried under the existing surface.
Utilities & Lighting
Low voltage runs, transformers, irrigation lines and any new circuit that has to cross a hard surface.
Permits & HOA
Encroachment permits for work in the public right of way, plus HOA design review where it applies.
Every estimate is built from a measured plan and an itemized scope, not a square foot guess. You see what each part of the front yard costs before anything is ordered.
CLIENT REVIEWS
TRUSTED BY SAN DIEGO
They handled design, permits, and the build without us chasing anyone. The kitchen finished on the timeline they gave us in week one.
The renderings meant we knew exactly what we were getting. What we walked into on the final day looked just like the drawings.
Our project manager sent updates every single week. After the stories we heard from neighbors, this felt genuinely different.
COMMON QUESTIONS
Front Yard Remodeling, Answered
How much does a front yard remodel cost in San Diego?
It depends on how much of the front yard is being rebuilt. A single element such as a walkway or a lighting circuit usually lands in the low five figures. A full front yard remodel combining driveway, path, planting and lighting typically starts in the mid five figures and moves with the size of the driveway. We price from a measured plan and give you an itemized scope.
How long does a front yard remodel take?
A single trade project is usually one to two weeks on site. A full front yard remodel generally runs three to six weeks of construction, plus design and any permitting ahead of that. Driveway concrete and pavers need cure and settling time, which is built into the schedule rather than rushed.
Do I need a permit to remodel my front yard?
Sometimes. Planting, turf and most lighting do not need one. Work that touches the public right of way, including a driveway apron or a curb cut, generally needs an encroachment permit from your city. Fence heights and front setbacks are also regulated and vary by jurisdiction. We tell you which of these apply before work starts, and we pull the permits for the work we do.
Will a front yard remodel help when I sell?
Curb appeal is the first impression an appraiser and a buyer both form, and a resolved front elevation reads as a maintained house. Hard surfaces and planting show the most visible return. Drainage and structural repairs return less on paper but protect everything else you spend.
Can you replace my lawn with low water landscaping?
Yes. That is one of the most common front yard projects in the county. We design with native and Mediterranean planting, permeable surfaces, decorative gravel and efficient irrigation, and we can pair it with artificial turf where a usable lawn still matters. Rebate programmes for turf replacement exist locally and change year to year, so we point you to the current one rather than guessing.
