A remodel is approved three times before it is built: by the jurisdiction,
by the HOA if there is one, and by the site itself. Local knowledge is what keeps all three on schedule.

The City of San Diego, the eighteen incorporated cities and the unincorporated county each run their own permit process. We know which counter to file at, what the submittal set has to contain, and how long each one actually takes rather than how long it says it takes.
Design Review, Handled
North County coastal and master planned communities usually add HOA architectural review on top of the city permit. We prepare the package, submit it, and track it alongside the city application so the two do not run consecutively.
Coastal, Hillside and Soils
Coastal overlays, hillside grading rules and expansive soils change what can be built and what it costs to build it. The design starts from the lot you actually have, including the parts of it a survey turns up late.

Building Across San Diego County, Answered
Which cities and communities do you work in?
All 33 listed above, across five sub-regions from Oceanside down to Chula Vista and inland to El Cajon and Santee. If your community is not on the list and it is inside San Diego County, ask. The answer is usually yes.
Do you charge more for projects further from your studio?
No. Pricing is based on the scope and the site, not the drive. Where distance shows up is scheduling, since a crew works one project at a time and travel is planned into the program rather than billed on top of it.
Do you pull the permits, or do I?
We do, for the work we perform. Every jurisdiction in the county runs its own process, and the submittal set that satisfies the City of San Diego is not the one El Cajon expects. You will be told at the estimate stage exactly what your project needs.
What is different about building in a coastal city?
Coastal zones add an overlay on top of the normal permit, and along the coast the material specification changes as well. Salt air shortens the life of the wrong fixing, the wrong coating and the wrong decking. Both are planned for before anything is ordered.
Do you work in unincorporated communities?
Yes. Bonita, Spring Valley, Bostonia, Rancho Santa Fe and Fairbanks Ranch are county jurisdiction rather than city, which means county permitting and, in the covenant communities, a design review process of its own. Both are handled the same way.
